How Does an Underground Drainage System Work?
Also known as French or land drains, these drains once lead directly into soakaways which permeate water back through the soil. Today, they’re often attached to the main sewer system. They can take all sorts of water from the home and give it someplace to flow without causing damage. It’s water you wouldn’t want curling around the foundations, seeping into the cellar, or laying stagnant on top of the yard. And so, just as you wouldn’t leave the bath to its own devices when the kids have been using it, an underground drain also need your attention.
Two separate systems, two separate problems
Every building with modern plumbing contains two hidden subterranean networks. The sewer line transports the filthy water from your toilets, sinks, and showers. The stormwater line carries the relatively clean roof runoff and surface water from your paved areas. The two should never mix, and each directs flow into a different part of the municipal sewerage system.
You care about this because the symptoms indicate which line is blocked. Slow draining sinks and gurgling toilets indicate sewer. Pooling water near downpipes or overflowing gutters indicate stormwater. Mixing them up wastes time and money, because the plumber you call for a sewer blockage isn’t going to fix your stormwater blockage, and vice versa. AS/NZS 3500, the plumbing standard that prescribes how drainage must be installed and maintained, treats them as separate systems – because they fail differently and they get fixed differently.
Warning signs that mean it’s not just one fixture
A single slow drain probably just means a blocked local pipe. But once water stops draining from several sources, that tends to indicate a bigger clog, in the main underground pipe between your house and the sewer. This is more difficult to shift than a sinkful of macaroni and glue – or even a gully catch full of congealed grease and hair. Prevention, in this case, is a far, far better option.
Consider calling a professional
When multiple-fixture symptoms recur or you simply want to be certain of the problem’s location and nature, you need professional help. Licensed plumbers have hydro jetting and CCTV gear that no one else can easily access, and they can read pipe conditions in a way that only comes with experience. This is also the point where liability matters. In most circumstances, your local water authority will look after the drains beneath your property line, while you the homeowner will need to handle maintenance of anything inside that border. Knowing exactly where that boundary sits can prevent a frustrating back-and-forth between residents and council, especially when a blockage straddles both zones. A professional inspection often settles this question quickly, since technicians can pinpoint precisely where a clog originates and whether it falls under private or public responsibility. Catching a manageable blockage early can save lots of time, spare you unnecessary callout fees, and identify whose wallet takes the hit before the problem escalates into a costlier repair.
Tree roots are the slow-motion disaster
If you were to ask any plumber about the top structural threat faced by underground pipes, they would immediately answer: roots! Roots are not meant to pierce a solid pipe but instead, they take advantage of the joints, cracks, or fittings where there is a slight opening. Roots grow towards the pipe seeking moisture and nutrients and spread into the pipe. What was initially a few tendrils turn into a mass that traps debris and blocks the flow of water.
In fact, some species are more dangerous than others – for instance, the root system of Ficus and willow trees can be powerful enough to crack and damage a perfectly functioning drainage line in just a few years. Older clay and cast-iron pipes are at higher risk since the joints were not sealed as in the modern PVC and HDPE pipes. If you have large trees near your sewer line, it is not a matter of if but when the roots will invade the line.
Fat, oil, grease, and wipes: the problem you can actually control
Roots can’t stop growing. What goes down your loo can.
Cooking fat doesn’t really vanish down the plughole. It cools, solidifies inside the pipe, and accumulates until the waste pipe has almost shut. Wet wipes exacerbate the problem: marketed as flushable, they don’t disintegrate like toilet paper, combining with grease and other waste to form lumps in the sewer that grow. It is estimated that three-quarters of sewer blockages are caused by fat, oil, grease, and wet wipes that should not have been flushed and washed away in the first place. That’s not a niche issue. That’s most of what plumbers are called out for, and it’s 100% avoidable at the source: scrape the pan into the trash, throw away the wipe, and stop treating your drain like a garbage can.
Building a real maintenance routine
The most expensive way to handle drainage maintenance is to wait for a blockage to form! The best way is to schedule prevention, and it’s not complicated.
- Annual or biennial hydro jetting is the foundation. High-pressure water washes the entire inside of the pipe, stripping the grease coating that traps debris. This prevents blockages from forming and removes minor root intrusion without damaging the walls of the pipe. So it’s both a cleaning and a light maintenance schedule in one.
- CCTV inspection goes hand in hand with jetting. A camera sent down the line tells you exactly what condition it’s in inside – is there serious root intrusion, a collapsed section, a segment of pipe lying flat, or is the line just wandering with no proper gradient? Without that knowledge, you’re operating blind and don’t even know if jetting is needed sooner than you thought.
- Know your cleanout access points. Nearly every property has capped access points installed right over the drainage line. These are where the hydro jetting hose goes in, or where a camera is inserted. If you’ve never opened them or located them, do so now, in calm weather.
Then just set aside a small part of your maintenance budget every year. It’s a fraction of what a single emergency callout and excavator bill will be and shifts the financial risk of owning a buried pipe onto your insurance and not your savings account.
Where DIY stops working
Using a plunger, and baking soda and vinegar can clear grease that’s been hanging out near a trap. That’s about the extent of their utility here.
None of the homeowner drain clearing “standards” even barely reach a problem as large as root mass, or as persistent as scale formation, or even a single inch of pipe section settling, sagging below grade, or rolling belly up. Drain grade functions on the principle of “keep it running” and any low spot might as well be a catch basin for dried paint because that sucker is never empty until you start going after it with a prybar. It’s not a shortcut, it’s you trying to convince yourself you don’t have time for a small problem and want a big one instead.
Advanced repairs without digging up the yard
If blockages are returning in the same portion of the pipeline even after you’ve had it professionally water-jetted, the pipeline itself is likely damaged rather than clogged and dirty. As such, you may need to get more specific information about the location and extent of the damage through the use of CCTV footage of the inside of the pipe. Knowing exactly where the problem lies simplifies and cheapens fixing it.
Problems in the past may have ruined the insides of your drains, but advances in trenchless technology mean they don’t need to ruin your garden, driveway, or floors as well. Trenchless repair treats your drains as if they were the patient in a keyhole surgery ward. A small, access hole is all that’s required to insert a reline-a resin-saturated ‘sleeve’-and then cure it in place. Structural pipe damage is then no longer a problem as you’ve effectively created an entirely new pipe within the old one-without ever having to tear apart people’s precious lawns or pull up floorboards. There’s also pipe bursting, which is a similar process used when the pipe needs complete replacement rather than a structural patch. Both methods can sometimes cost more than excavating the old pipe and completely replacing it that way but you have to balance the saving on future landscaping against the additional up-front cost.
The long view on drainage maintenance
Underground drains are a particularly insidious part of our infrastructure, because they give pretty well no indication of failure until things get really ugly. The plan of handing out many thousands of dollars upon sudden notice of failure, rather than of investing some moderate amount of time and money over the years to head that off if at all possible, is not one that recommends itself over others.
