
In the past, potential home buyers would focus on aspects such as the kitchen, the roof, or the school district. Nowadays, one of the first questions that come to mind is related to the SEER2 rating, above even asking about the countertops. The truth is that energy efficiency has been moving to the top of the list when it comes to deciding to purchase a home, and when analyzing the costs related to heating and cooling it becomes evident that it should be this way.
The math buyers are actually doing
Heating and cooling together eat nearly half of the energy consumption of a typical home (EIA). It’s no small wonder buyers are starting to look at mechanicals the way they used to look at roofs or foundations.
Granite countertops or not, if you’re rockin’ the original 1998 furnace, you’re rockin’ a 1998 furnace. People understand that a pretty kitchen is a one-time expense. A heating bill is something they’re going to get stuck with every month for the next 10-20 years. So “Is it efficient?” “Can I live with what’s there for a while?” is no longer a nice-to-have. It’s as real a line item on the purchase decision as any other.
Buyers want numbers, not vibes
Long gone are the days when “the furnace is only five years old” was enough to seal the deal. That’s what you’ll still hear in open houses, but prospective buyers are becoming a whole lot savvier. Homeowners are now more likely to request a furnace AFUE rating and SEER2 rating for an air conditioner or heat pump. The model year of an appliance doesn’t reveal whether it’s a guzzler or a miser.
When a five-year-old unit cranks along at 80% AFUE and a newer one running at 96% AFUE is guzzling 16 points less energy per unit of fuel – you’re talking about two very different purchases. Similar logic applies to cooling. The 13 SEER2 unit and the 18 SEER2 unit might both be squatting by the side of the house, but one is gobbling significantly more electricity every cooling season. This shift in the market is why more buyers are reading inspection reports closely and asking for real specs – and even more sellers are getting burned on these oversights.
Efficiency ratings mean nothing without correct installation
What people rarely say about efficiency: a high SEER or AFUE rating doesn’t actually save you anything if the equipment has the wrong size or the corner-cutting installation. The gaps in system efficiency are likely more significant than you think. Skipping a Manual J load calculation and installing incorrect capacity equipment results in a system that runs based on your thermostat’s demand, not your home’s actual need.
Similarly, poorly sealed ductwork wastes 20-30% of conditioned air before it ever reaches a room. Heating and cooling equipment already must overcome a home’s building shell losses and gains to do its job, so this conditioned air loss before it ever gets to the living space is energy and dollars down the drain. In these scenarios, “wasting energy” has nothing to do with your thermostat settings or the model year of the unit, far more to do with circumvented processes and diminished system capabilities. Having the most efficient unit running with the least efficient ductwork is a wash. And that “wash” goes right on your utility bill.
Many brands of equipment still carry their 10-years-ago factory AFUE or SEER efficiency rating when they are sold, but you’ll never see it in your monthly statement for the reasons above. That goes double if a home was never energy-efficient to begin with or has undergone a recent remodel. New windows and spray foam don’t make up for work hidden behind your walls for many generations of technology.
So for better or worse, the installation is just as important as the unit selected. This is exactly why the professional installation of a new air conditioner matters as much as the unit itself. A licensed contractor is essential in bringing real positive gains to your home comfort and wallet with that installation. They’re the ones who properly size the equipment, conduct the load calculations, install and set it correctly, and commission the system to run it to its design rating. These are the pros that will stay on top of manufacturer recommendations and product specifics for a long product lifecycle.
Tax credits have added financial urgency
Homebuyers are considering more than just their monthly budget when they’re out looking for a new house. The federal incentives available as part of the Inflation Reduction Act have made substantial funds available for upgrading to more efficient HVAC equipment including 25C tax credits of up to $2,000 for qualifying heat pumps.
This legislation has created a new dynamic in the purchasing decision. If you’re a potential buyer comparing two similar homes, and one has a new heat pump while the other has an existing aged system, you’re not just comparing which home is more comfortable; you’re comparing which home leaves the available tax credits on the table and which home leaves you responsible for financing the entire upgrade with no subsidy component. No one wants to be writing those checks within weeks of closing on a purchase knowing the previous owners would have qualified for the subsidy.
If a buyer waits and ends up being the one to replace the outdated HVAC equipment instead of the seller, they’re not going to have those same federal subsidized dollars to offset the bill. It’s going to cost thousands extra. These big decisions used to be about energy savings versus downtime, increased comfort and fewer repairs, but now they’re quickly becoming about whether you’re going to be able to access the subsidy pool before it dries up.
Heat pumps have changed the conversation entirely
Heat pumps are currently the default system everyone reaches for. And it makes sense. One of the most glaring reasons is that unless you are in a fairly extreme climate, heat pumps can do it all. Most areas in the US dip, but don’t fundamentally fall apart in terms of heat loss like northern New England or Lake Erie. Heat pumps can handle even extraordinary heat loss; it’s just a matter of diminishing return on efficiency as you reach those far ends of the bell curve. Heat pumps can readily handle cooling as well, so wherever you are on the CONUS map your climate and comfort box is enclosed by the heat pump choice. For about 80% of the US you will never know the difference between electric furnace strips or a modern mini-split heat pump on a low load home.
But there are other factors as well. Heat pumps simply perform better and have become more reliable. Heat pumps make livable deep efficiency homes possible because they produce such a cost-efficient Btu and can properly maintain low load comfort. Heat pumps are also easy to install and design. This is a builder and a homeowner benefit, but also a seller. You can get pretty far off the reservation of code minimum home without an expensive and intricate mechanical system if you are embracing heat pumps. Heat pumps, finally, interoperate in many cases now (especially the ductless/ducted mini-split variable refrigerant flow style), with all other types of heating and cooling systems. This means not only can you use heat pumps in 90% or more of the building stock in the US, thanks to their ability to operate anywhere from low lows to pretty high, and technically must be able to pair with anything, to make most retrofit or add-on applications simple.
Smart features and zoning are now expected, not impressive
A programmable or learning thermostat used to be a small bonus mentioned in passing during a walkthrough. Now buyers expect one, and its absence can actually read as a red flag – like the house hasn’t been touched in years.
Zoned heating and cooling has followed a similar path. Buyers who’ve lived with a single-zone system that overheats the upstairs and underheats the basement know exactly what they’re avoiding when they see zoning mentioned in a listing. It’s a comfort feature, sure, but it’s also an efficiency feature, since it means conditioning only the spaces actually in use instead of the whole house at once.
None of these features work in isolation, either. A smart thermostat paired with a leaky duct system and an oversized unit is still an inefficient house with a nice screen on the wall. Buyers who understand this – and more of them do every year – start asking about the whole system, not just the visible parts.
Aging systems carry safety weight too
There is a safety aspect to old furnaces that is often overlooked. Furnaces that are running at 60-70% AFUE are typically old enough that they can be a significant carbon monoxide hazard if there are cracked heat exchangers or if venting has decayed. This isn’t just a comfort problem; it’s a safety problem, and it’s the kind of problem that will appear in bold, underlined print on an inspection report and easily kill a deal.
When a buyer sees an original 20-25 year old furnace during due diligence they aren’t just asking about their future utility bills anymore. They are worried about whether the very thing is safe to run at all. Financial and safety worries combined are precisely why homes with genuinely old heating equipment are one of the biggest opportunities of the current market. Sellers who replace that equipment before listing aren’t just saving themselves a negotiation; they are taking a real worry that could scuttle a sale off the table entirely.
Documentation has become part of the deal
Another shift that stands out is that during a property sale, buyers are increasingly expecting that the HVAC system will come with a recent maintenance inspection included. They are spending serious money on specialists to look over the rest of the house; “I just want to know the furnace is in good shape” has become a common refrain. The best way to avoid last-minute negotiations around chipping in for a service visit or even a component replacement is often just to go ahead and get an annual service/maintenance trip on the calendar before you even list the property.
Where this leaves buyers and sellers
Energy efficiency is now a key differentiator of your home’s value – which is excellent news if you’ve already been upgrading your property or if you’ve made regular maintenance and specific improvements to your HVAC system. It’s bad news if you’ve been ignoring it though because the competition’s only going to get tougher. It’s not a trend that’s likely to reverse itself.
