Building a Pool? Here’s What Most Homeowners Forget

by Clare Leave a Comment

swimming pool

Think building a pool is just about picking a shape and choosing the tiles? It’s not even close. What looks like a simple project often turns into a maze of approvals, extra costs, and late decisions that end up costing more than they should.

Plenty of homeowners get caught up in the dream of swimming in summer, but forget the details that make or break the experience. If you’re hiring a pool builder, there are things you need to know before the first shovel hits the ground. Not later. Not mid-project. Before.

Access Isn’t Just About Space

Just because you’ve got enough backyard space doesn’t mean the pool builders Sydney you hire can get in and do the job. Builders often need heavy machinery to dig, pour concrete, and move equipment. If your property has narrow side access, steep slopes, or tight corners, expect delays and extra charges.

In some cases, machinery can’t get through at all, and cranes are used to lift materials over the house. This isn’t cheap and may require permits, road closures, or special traffic arrangements. Every extra step costs money and time, and it all depends on how easily the crew can get in and out.

This is something you want assessed early. Waiting until excavation begins can trigger costly changes that could have been avoided with proper planning.

Where You Put the Pool Matters More Than You Think

It’s not just about fitting the pool into a space that looks good. Where you position it affects how much you use it, how easy it is to maintain, and how private it feels.

Sunlight is a big one. Pools placed in the shade tend to stay colder and take longer to warm up. If it’s blocked by your house for half the day, you may end up using it less than expected. Wind is another issue. An exposed pool can feel chilly even on warm days and will evaporate faster, costing more in water and heating.

Privacy matters too. If the pool is positioned close to a neighbour’s second-storey window, it can feel exposed. That might not seem like a problem when the builder shows you the plan, but it makes a real difference once you’re in the water.

And then there’s proximity to the house. Pools placed too far from the main living area can feel disconnected, making them harder to supervise and less inviting on a day-to-day basis. Closer access makes swimming a natural part of your daily routine, not something you need to “go out” to do.

Soil and Site Conditions Are Often Ignored

What’s beneath the surface has a huge impact on how smoothly the build goes. If your soil is sandy, rocky, or clay-heavy, the dig will take longer, may need specialised equipment, and could affect how the pool sits over time.

Builders sometimes discover large rock beds during excavation. That can’t be removed easily and usually means bringing in rock breakers or adjusting the design, both of which increase costs and push timelines out.

A proper soil test before building helps avoid these surprises. It might not feel urgent at the start, but skipping this step can lead to long-term structural problems that are much harder and more expensive to fix later.

There’s More to Fencing Than Safety

Yes, pool fencing is mandatory, but what often gets missed is how much it affects the look and function of the space. It’s not something to treat as an afterthought.

Many homeowners don’t plan fencing until the end, only to find they’re stuck with awkward layouts or unattractive panels. Worse still, some make decisions that delay certification, meaning the pool is technically complete but unusable until the fence meets regulations.

It’s smarter to plan the fencing as part of the overall layout. That way, the lines are clean, the access points make sense, and the entire area feels cohesive, not boxed in.

Don’t Forget the Space Around the Pool

The water is the main feature, but it’s not the only one. Think about how you’ll actually use the space. Where will people sit? Where will kids drop their towels and toys? Is there shelter from the sun? Can you entertain nearby?

This is where people often run out of budget. They’ve planned for the pool, but not the practical bits around it. Shade, seating, storage, lighting, outdoor showers, and even basic access paths often get pushed back or forgotten entirely.

If you want the area to feel finished and functional, treat it as part of the overall plan, not something you’ll “deal with later.

Don’t Wait Until Spring

Most people start thinking about pools in spring, which is exactly the wrong time. By then, builders are booked, prices can rise, and weather delays are more likely.

Start planning in winter. You’ll get more time to make good decisions, avoid the seasonal rush, and potentially have your pool ready when the weather heats up. Building outside peak times can also help with availability and scheduling.

Ready to Dig? Do This First

Before the first machine rolls in, double-check everything. That includes finalising approvals, ensuring your fencing plan meets regulations, confirming site access is workable, and understanding the contract terms in full. Make sure every agreement and variation is documented clearly.

A pool is a long-term investment. Getting it right starts with getting the early steps right. Don’t rush, don’t assume, and don’t skip the boring parts. They’re the ones that protect your budget and your peace of mind.
